The following documentation is necessary to process your loan approval: 

Required for each applicant:

• Copy Of Social Security Card & Drivers License 
• Most recent 2 weeks of paystubs
• Last 2 years of all W-2 forms (for every employer)
• Last 2 years of tax returns (if more than 25% commissioned or self Employed)
• Last 2 years of Corporation or LLC tax returns, including all schedules & K1's (if Inc.)
• Most recent 2 months of your checking & Savings Bank statements (all Pages)
• Most recent 2 months or quaterly Investment, Retirement, stock statements(all Pages)

            * All tax returns must be signed and dated and by both parties on joint filings * 

• If divorced or seperated complete executed divorce decree and settlement agreement
• Payment history of alimony/child support over the past 12 months
• If you choose to have this be considered as part of your income (you don't have to), be prepared to provide 12 months canceled checks or bank statements reflecting income deposits.

• If you have sold your home but not closed; a copy of the sales contract
• Last two years tax returns with all schedules, W2's 
• Most current mortgage statements, tax bills and insurance Declaration page
• If you've sold your home; a copy of the HUD-1 Uniform Settlement Statement

Name, address and phone number of landlords for the past 24 months

• Purchase contract & all addendums signed, initialled & dated by all sellers & buyers
• If a source of your down payment is a gift a completed gift form is required (supplied)

        *Note: Not all loan programs allow gifts to be part of your down payment.
